Applications open for new affordable housing project in Central Oahu

HONOLULU (HawaiiNewsNow) - Applications are open for a new affordable housing project in Central Oahu.

Qualifying families can apply for rental units in the second phase of Koa Vista.

Developed by Homes Hawaii Inc., along with GSF LLC, Koa Vista II is located in the new Koa Ridge master planned community off Ka Uka Boulevard across from Waipio Costco.

The complex has 97 one-bedroom units for families with annual incomes of 80% of the area median income or less (see below.)

• One person: $85,120
• Two people: $97,280
• Three people: $109,440

Based on income, rent will range from $1,800 to $2,280 per month.

Each unit includes a refrigerator, a range/oven, cable and high-speed internet access, window coverings, and VCT flooring.

Communal amenities include a multi-purpose room, laundry/office space, a victory garden, and open park.

About 110 parking stalls will be available for Koa Vista II residents and guests.

Hawaii Affordable Properties, Inc. will handle the application process and select tenants.

Prospective tenants can apply online.

Applications can also be picked up and dropped off or mailed to the adjacent Koa Vista I apartment building, located at 94-1230 Hulukupuna St., in the Koa Ridge planned community in Waipahu.

The deadline to submit an application is May 21.

Koa Vista II is the second of a two-phase master planned development that includes 192 senior and family rental apartment units in two mid-rise buildings.

Phase I of the Koa Vista project opened up for qualifying seniors in Spring of 2025.

Construction for $28 million second phase of this affordable housing complex began in Fall 2024, with general contractor Mitsunaga Construction, Inc.
