Realtors: West Oahu's affordability attracts more homebuyers

If you live in the Ewa Plain, you’re probably seeing lots of new neighbors these days.

Some 59 single-family homes were sold in the area in November, up from 37 at the same time last year, according to the Honolulu Board of Realtors.

No other community saw more closed single-family home sales last month.

The Kailua to Waimanalo area came in at a far second, with 18 closed sales.

Meanwhile, the median sales price in the Ewa Plain in November was also among the lowest on the island, at $575,000. The lowest was Wahiawa, where the median sales price was $483,750.

The highest sales price last month was in Waialae-Kahala, where the median home sold for $1.9 million.

The Honolulu Board of Realtors says the November sales mirror the trend seen through the year. In short: Homebuyers are flocking to West Oahu, where their dollar goes farther.

There is also a growing inventory in the area. In the Ewa Plain last month, there was a 14 percent increase in both new listings and new inventory.

Meanwhile, Makakilo and Mililani saw the highest number of condominium sales.

“West Oahu and the Ewa Plain have shown strong single family home sales growth, as the area is looked at as a much more affordable alternative to neighborhoods closer to town,” said Jack Legal, president of the Honolulu Board of Realtors.

“Additionally, Mililani and Makakilo have a high concentration of town homes, which offer an affordable alternative to units nearer to the urban core. We’re seeing growth in inventory in all these areas, which are giving homebuyers greater options and flexibility.”
