How important in marketing your home in today's world.
It's an incredible tool for both off shore buyers and locals. It saves everyone a lot of time and energy if the property is not a good fit for the buyer. Sellers save time not having to prepare the home as often for a physical viewing. I actually just sold a property with this tool. The buyer was extremely busy Doctor from off-island, the video brought the property to life and gave them a better feel for the property than just regular photos.
What sites would it go out to? Who's watching?
Videos are starting to be used more often and available to watch on most real estate sites including: Coldwellbanker.com, Previews International, Zillow, Trulia and Realtor.com. Anyone has access to watch these videos.
Does it need to be professional? What if I don't have the budgets?
No. This tool is available for anyone. I'd definitely recommend a professional high quality video for luxury properties but If you are on a budget then there are great smart phone apps like "Videolicious" that can produce great quality video.
Should every property have a video listing?
Not every listing would be suitable for this type of marketing but a professional realtor can definitely help determine if this type of strategy is best for your house.
