HONOLULU (HawaiiNewsNow) - On today's Real Estate of Mind, the Benefits of Purchasing New and Newer Construction. Seems like there has been  an explosion of new construction on the Island.  How is this affecting home buying? 

The added inventory of new homes have offered more options for Buyers in this low inventory market.

Where is all this construction happening: 

Of course, we've all read the papers about all the exciting new condo projects in Kakaako but most new homes and townhome construction projects are located on the Ewa and Waianae side of the island.

What are the benefits of buying a something newly construction: 

Project representatives have been more accepting of 100% financing and low down payment buyers. Credits and Lender incentives are usually more attractive for these developments.  Buyers can customize the home with options (appliances, finishes, rooms). The Buyers will be the first to live in the home and all the Neighbors move in at the same time which can be exciting. 

What if the home is still new construction but previously been lived in? 

There are still great unique benefits in purchasing a newer constructed home. The home may still come with the Builder Warranty and Most of the new construction projects are built using current and modern construction codes and not retrofitted.  They are also more green with better energy efficient features.
