There are three main factors. First impression. Expectations and most important Price
- First Impression - Buyer has developed opinion in first 15 seconds – photos online is key. This is why establishing the right impression is critical to achieving a successful sale. Try to focus on the "model home" effect. The best way to make a buyer "feel at home" is to create an environment similar to that of a model home. For example:
~ neutral environment
~ colors and interior decorating accent the home's features
~ smell is new and clean (NOT OVERPOWERING, sometimes too many candles or air fresheners imply the Seller is trying to "mask" an odor
~ the sound is either quiet or enhanced by subtle background music
~ manicured lawn, or at the very least cut and tidy
~ just having the house neat, tidy and staged is helpful
~ post better photos – first impressions start online
What should my expectations be when I'm selling my house?
Market conditions change all time, did something sell in the neighborhood? Your agent should be informing you along the way as to any market updates that may impact the successful sale of your property. If there is a distressed home for sale in your neighborhood, that could have an impact on the SOLD comps for your home.
