Realtors in Maui
County closed on 63 home sales in January, 13 more than last year, their
professional association reports.
The Realtors Association of Maui logged about a third of
those sales in two districts, the central plain and Kihei, which have been the
epicenter of home sales activity for years.
The median price was around $450,000, higher than
year-ago levels, through there was considerable variability from one
neighborhood to the next.
The uptrend ion sales activity did not extend to condo
sales. There were 60 closings in January, down a third from last year at the
same time, also concentrated in the central plain and Kihei, with most selling
for less than $300,000.
This was the last of the four county home sales reports
from January, and was transmitted over the weekend after some data issues last
week.
Realtors in all four operating counties have reported
some increase in offshore buyers shopping for second homes or investment homes,
but they also see more local buyers, drawn by low mortgage rates, which despite
some incremental rises in recent weeks remain near historic lows.
