Realtor Beth Chang of Coldwell Banker Pacific Properties joined us on Sunrise to explain how staging and good photography have been a big part of her success in real estate. What is home staging and why does it matter?
- Preparing a home for sale, with a special emphasis on presentation and appearance. Staging a home for sale involves the aesthetic and overall appearance of the home.
- Staging makes the home more welcoming to buyers. It adds character and helps it to sell more quickly and at a better price.
You do not need a large budget to stage a home. There are things you can do for little cost.
- You might stage only key rooms like the entry room, kitchen and bathrooms and not worry about every room in the house.
- New linens, slipcovers, flowers, and table settings can make a difference.
- You may wish to invest in staging to increase your sales price over the cost of the staging materials. Professional stagers may cost thousands of dollars, but a professionally staged home could garner a sales price that makes that investment very worthwhile.
Think about repositioning furniture for photography and marketing.
- Position furniture in a manner that draws the eye to attractive home features. This isn't necessarily how you'd normally live in a space.
- Photos are often the first way a buyer sees your home. Pictures can garner their interest or cause them to click away to another home.
- Create something that potential buyers will remember about your house that will set it apart from others.
Work with a professional and listen to them.
- They have a fresh and unbiased eye.
- They've seen many, many houses and how buyers and other agents react to various features.
